Repair or Replace Your Garage Door? How to Decide

Most garage door problems can be repaired. Broken springs, frayed cables, worn rollers and a tired opener are all normal wear, and replacing those parts does not mean you need a new door. But sometimes a door is simply at the end of its life. Here is how we help Bay Area homeowners decide whether to repair or replace a garage door.

When a Repair Is Usually Enough

If the panels are solid and the door is straight, a repair almost always makes sense. These are all normal repairs, not reasons to replace the door:

A broken spring (spring repair)
A frayed or snapped cable (cable repair)
Noisy or worn rollers (roller replacement)
A door that came off track after a bump (off-track repair)
An old or broken opener (opener installation)

Signs It Is Time to Replace the Door

Cracked, split or badly dented panels. One damaged section can sometimes be replaced, but older doors often have no matching panels available.
Rot or rust through the door. Wood doors rot from the bottom, and steel doors near the coast rust through. Once the material itself is failing, repairs do not last.
A one-piece tilt-up door. Many older homes still have doors that swing out over the driveway. They are heavy, hard to automate safely and wear their hardware quickly.
Repeated repairs. If you are fixing the same door every year, the money is better spent on a new one.
Warped or sagging sections that make the door bind no matter how it is adjusted.

Age Matters, But It Is Not the Only Factor

A well-made steel door can last a long time with basic maintenance. Age alone is not a reason to replace a door. What matters is the condition of the panels, the frame and the track, and whether parts are still available for that door.

Other Reasons Homeowners Replace

Insulation. In hot areas like the Tri-Valley, East County and the South Bay, an insulated door keeps the garage and the rooms next to it much cooler.
Noise. Insulated doors are also quieter, which matters when there is a bedroom above or next to the garage.
Curb appeal. The garage door is a large part of the front of many homes.
Safety. An old door with missing safety cables or an opener without modern sensors is worth updating.
